A rent vs buy calculator is designed to help individuals evaluate the financial trade-offs between renting a home and buying property. Deciding whether to purchase real estate or continue renting is one of the most significant lifestyle and financial decisions you will face. Renting provides flexibility and shields you from maintenance costs, but it does not build equity. Buying, on the other hand, allows you to build long-term wealth through property appreciation, but it requires substantial upfront down payments, transactional fees (like notary costs), and ongoing maintenance liabilities. This simulator projects the total cumulative costs of renting and buying over a specified hold period (number of years). It assumes a standard annual rent inflation and compares it against purchase costs, maintenance, and asset growth over time. Use this comparison tool to find which housing option creates the highest long-term net worth for your specific situation. Knowing whether to rent or buy is the first step toward optimizing your housing expenses and achieving homeownership under the best fiscal conditions.

Methodology & Formula
This comparison calculator projects financial metrics over a specified number of years:
- Renting Costs: Sums monthly rent payments over the hold period, increasing rent annually by the specified rent escalation rate.
- Buying Costs: Sums the initial purchase price and annual maintenance costs (estimated at 1% of property value), then subtracts the final estimated appreciated value of the home at the end of the holding period (assuming 2% annual appreciation).
The difference (total renting costs minus total buying costs) indicates which option is more cost-effective. A positive result indicates buying is cheaper overall, while a negative result favors renting.
